π’ Project Spotlight: Our recent project was an IT building with office spaces, services, and parking facilities. The total built-up area reaches 784,661 ftΒ² including 2 basement floors and 14 upper floors.
Our commissioning and audit team conducted a functional performance testing on the HVAC system, including chillers, pumps, cooling towers, air handling units and lighting system as per LEED protocol.
Detailed assessments and heat balance calculations for the HVAC system along with LPD and Lux level analysis were performed at site. Additionally, we evaluated the sanitary fixtures and the sewage treatment plant (STP). Our team have prepared a water balance study to identify the gaps.
π° Challenges Unveiled: During the LEED commissioning process, we encountered a critical issue which are related to operational efficiency,
The specific power consumption of the chiller exceeded the design value of 0.62 kW/TR and operated at 0.72 kW/TR.
The pumps consumed more power than the designed target power of 13W/GPM and consumed 16 W/GPM.
In specific areas like restrooms, the Lighting Power Density (LPD) values were approximately 20% higher than standard values.
The water flow rate from all the sanitary fixtures significantly exceeded the design specifications of 5.7 LPM, measuring at 15 LPM. Despite proper fixture selection, higher pressures upstream of the fixtures caused this deviation.
π Addressing Challenges: we conducted a workshop for the O&M team and provided induction through effective strategies to address these performance gaps. We suggested them to replace the high-power lights to low power lights with high illuminance and install pressure-reducing valves (PRVs) to bring the flow rates back in line with the design flow rates. We also provided them with the right KPIs to monitor the system’s efficiency and excel in their operations.
π Benefits Achieved:
Annual energy consumption reduced by 75,238 kWh.
Cost savings of approximately 8 lakh INR per year.
Annual water savings of 90,84,989 LPM and associated pumping electricity costs.
