We recently worked on an IT office building in Bangalore, covering a total built-up area of 921,698 sq. ft. The building comprises of 2 basement, ground floor and six upper floors.
Our scope of work is to complete the LEED third party commissioning. We collaborated with the project’s O&M team and conducted functional performance testing on energy-intensive equipment following ASHRAE Guideline 0 and ASHRAE Guideline 1.1 by using structured checklists and methodologies. During the coarse of action, we identified few performance gaps:
1. The specific power consumption of the chiller exceeded the design limit of 1.2 kW/TR whereas it was operated at 1.33 kW/TR.
2. The pumps consumed higher power than the specified design limit of 12.5 Watts/GPM.
3. The Air Handling Units (AHUs) consumed 20% more power than the design limit of 0.3 Watts/CFM.
4. The Lighting Power Density (LPD) in lift lobbies was approximately 35% higher than the design target of 0.6W/sqft.
By addressing the mentioned energy-efficient strategies, organizations can reap substantial benefits. Imagine reducing annual energy consumption by approximately 418,435 kWh/annum and enjoying recurring savings of around 50 lakh INR/annum.
The third-party commissioning can directly benefit building developers to identify gaps in design vs installation. Let’s continue our journey toward positive change!
