Additional 10% FAR: Projects pre-certified as Gold or above by the Indian Green Building Council (IGBC) are granted an extra 10% Floor Area Ratio (FAR) by both the Kolkata Municipal Corporation and the New Kolkata Development Authority.
SIDBI Financial Assistance: Green projects in the MSME sector with IGBC rating can avail of financial assistance at concessional rates from the Small Industries Development Bank of India.
GRIHA Incentives:
10% Additional FAR: The Kolkata Municipal Corporation offers an additional 10% FAR for buildings meeting the Green Rating for Integrated Habitat Assessment (GRIHA) standards.
Fast-Track Environmental Clearance: The Ministry of Environment and Forests (MoEF) ensures expedited environmental clearance for GRIHA pre-certified projects.
Extra Ground Coverage and FAR: The Ministry of Urban Development provides 1% to 5% additional ground coverage and FAR for GRIHA projects, encouraging larger-scale sustainable development.
LEED Certification Benefits:
-Increased FAR:* Buildings achieving LEED Gold and Platinum ratings are eligible for an additional 10% FAR, incentivizing higher sustainability standards.
