Thank you to U.S. Green Building Council & GBCI India for inviting me for the panel discussion at “LEED in Tamil Nadu” along with stalwarts like Dr. Velan C, Ms.Usha Subramaniam, Prof. Vinod Aranha , Mr Gunasekaran Raju, WELL AP, and interestingly moderated by Mr. Gopalakrishnan P The topic was Building Design, Construction and Performance Monitoring for Higher Efficiency towards Net Zero.

The diversity of the panel brought to light various viewpoints from different perspectives be it real estate development, multinational corporation, education, and design consultants. It was also interesting interacting with Angelo Petrillo and hearing his views on the growth plans and global trends of LEED and other certification programs of USGBC .

Thought it’s difficult to cull out the key points of the panel discussion as there were many, making an attempt:-

1. LEED brings in a framework where we can measure and improve the performance of the building right from its design stage, through construction, down to its operation and maintenance. It helps the leadership team of a project to monitor myriad aspects of building performance objectively.

2. Building design in India is very codal, mostly in accordance with bylaws and codes. LEED brings a performance perspective to the design and this performance data connects with various stakeholders and supports them in their decision-making process.

3. LEED Arc Platform is an online tool that continuously measures the performance of the building under operations. It keeps all building stakeholders on their toes as the data is visible to all and immediate action can be taken for improvements.

4. LEED, Green Building Certifications, and Net Zero should be introduced in academics, be it architecture, engineering, or project management as a regular curriculum. Industry and academia should work together on such initiatives to build in the rigor of understanding and applying by involving students in live projects.

5. LEED v5.0 is being introduced in the coming year, 2025. The latest version will future-proof buildings by bringing in elements of climate resilience, carbon accounting & de-carbonization methods, health & well-being and social equity.

Conserve along with the USGBC Team is working on the LEED O+M v5.0 pilot rating for a data center project in India. To understand more about LEED v5.0 and check is applicability to your projects, please connect with us
