Project Brief:
A sprawling IT office building in Hyderabad, with a total built-up area of approximately 1.8 million sq ft, underwent a significant energy optimization project. The building includes 2 basements, a ground floor, MLCP from stilt-1 to stilt-4, and office floors from the 5th to the 20th floor.
Highlights:
Cooling Tower Efficiency: During LEED commissioning, it was discovered that the cooling towers were operating at only 45-50% effectiveness, compared to the design value of 60%. This discrepancy led to chillers consuming 4-5% more energy than designed.
Optimization Efforts: The project team addressed this issue by resetting the cooling towers’ fan angles after analyzing power consumption and comparing design vs. actual values. Other parameters like water distribution pattern and flow were also checked and found to be satisfactory.
Root Cause Analysis: Conserve’s Root Cause Analysis revealed that the fans’ power consumption was significantly lower than the design bkW. This issue was promptly resolved by the Projects & O&M Team.
Benefits:
Energy Savings: This simple yet effective exercise saved around 50,000 units of electricity annually, translating to approximately INR 5 lakhs in savings.
Zero Investment: The project required no additional investment, as the third-party commissioning and root cause analysis were already budgeted.
Sustainability Impact: Identifying and addressing inefficiencies early in the project’s life cycle has significantly reduced carbon emissions, contributing to the project’s long-term sustainability scorecard.
